The First Showing Happens
Online.
Most buyers decide whether to book a showing within seconds of seeing your listing photos. Professional visuals aren't a luxury — they're the difference between a showing and a scroll.
More Clicks, More Showings
Listings with professional photography generate significantly more online views and showing requests. In a market where inventory moves quickly, the first few days are the most critical window.
Faster Time on Market
Strong photos create buyer confidence before the showing. Buyers who arrive already emotionally invested close faster — and with fewer conditions and negotiations along the way.
Reach Buyers from Away
A significant share of Gander buyers are relocating — military postings, government transfers, families moving home. iGuide 3D tours and video let them evaluate your property thoroughly before booking a flight.
Every Room.
Its Best Light.
Interior real estate photography isn't just point-and-shoot. It requires an understanding of light, space, composition, and what buyers respond to — skills developed through years of practice, not an afternoon workshop.
Mike Turner handles all interior photography personally, using professional HDR equipment and a process refined across hundreds of listings in Central Newfoundland.

What Ground-Level
Can't Show.
Lot size, site context, proximity to lakes, parks, schools, and amenities — these features read clearly from the air and often poorly from the ground. Drone photography tells a more complete story of what a property actually is.
Mike holds a Transport Canada Drone Basic Pilot Certificate (2022) and shoots all aerial photography and video in-house. Every shoot is conducted in compliance with Transport Canada regulations.
- Licensed aerial photography — Transport Canada Drone Basic Pilot Certificate
- Exterior overview shots showing lot, footprint, and setting
- Neighbourhood and proximity context — water, parks, schools
- Aerial video passes for use in listing video
- Particularly effective for acreage, waterfront, and new construction
- Weather-dependent scheduling — rebooked at no charge
- Licence Transport Canada Drone Basic Pilot Certificate — fully compliant
- Best for Waterfront, acreage, new construction, large lots, corner properties
- Output Still photos + video footage, delivered with listing package
- Scheduling Planned around weather and daylight — rebooked at no charge if needed
- Included In-house, no third-party contractor or additional cost to seller
Move Through
the Space.
Photos show individual rooms. Video shows how they connect — the flow from entrance to kitchen, the scale of the living room, the view from the back deck. For buyers evaluating remotely, a well-edited listing video can do more work than a dozen stills.
Listing video combines interior walkthrough footage with aerial drone passes and is edited for use on MLS listings, social media, and the Turner Realty digital channels.
- Interior walkthrough — all principal rooms and key features
- Aerial drone passes integrated into the final edit
- Edited with title cards and background music
- Formatted for MLS, YouTube, Facebook, and Instagram
- Distributed across Turner Realty's digital marketing channels
- Length Typically 90 seconds to 2.5 minutes — optimized for social and MLS
- Aerial Drone footage integrated — exterior passes, neighbourhood context
- Reach Distributed on MLS, YouTube, Facebook, Instagram, and realestategander.com
- Audience Especially effective for out-of-province and relocating buyers
- Production Shot and edited in-house — no third-party production company
Walk Through It.
Before You're There.
iGuide creates an interactive 3D tour of a property — buyers can navigate room to room at their own pace, view accurate floor plans with measurements, and understand spatial relationships that photos can't convey.
For buyers relocating to Gander from out of province — military postings to 9 Wing, government transfers, families moving home — iGuide is often the tool that replaces an in-person showing. It's not a gimmick; it's a genuine substitute for being there.
- Full 3D virtual tour — self-guided, navigable from any device
- Accurate floor plans with room dimensions and total square footage
- Hosted and embedded directly on the MLS listing and property page
- Buyers can share, revisit, and review at any time
- Critical tool for military HHT moves and BGRS-funded relocations
- Included on Turner Realty listings at no additional charge
- Format Interactive 3D tour + measured floor plan with room labels
- Access Embedded on MLS and listing page — works on any device, no app required
- Best for Out-of-province buyers, military HHT moves, BGRS relocations
- Floor plans Accurate dimensions — useful for furniture planning and pre-offer review
- Included Standard on Turner Realty listings — no extra fee

Not a REALTOR® Who
Picked Up a Camera.
The Other Way Around.
Mike Turner trained as a visual artist before entering real estate. He studied acting and directing at the Toronto Film School, fine arts at Laguna College of Art & Design, and classical painting at the Angel Academy of Art in Florence — before earning his real estate licence in 2009.
That foundation shows in how listings are photographed. Mike handles all interior photography personally, with a dedicated photography studio built into the Turner Realty office at 204 Airport Blvd, Gander. He holds a Transport Canada Drone Basic Pilot Certificate and produces all aerial photography and video in-house.
In-House. Always.
At most brokerages, photography is outsourced — scheduled around a third party, invoiced to the agent, and variable in quality. At Turner Realty, all photography, drone, video, and iGuide production is handled in-house by Mike.
That means faster turnaround, consistent quality across every listing, and no cost passed to sellers or agents. It also means the person who knows your property best — your listing agent — is the one behind the camera.
There's also a dedicated studio at the office for staged shoots, agent headshots, marketing graphics, and training room sessions. When the brokerage says it invests in technology and presentation, this is what that looks like in practice.
In-House Photography Is Part of the Package.
At most brokerages, professional photography is an out-of-pocket expense — typically $150–$400 per listing, before drone and iGuide. At Turner Realty, all four visual services are included. Every listing you take gets interior photography, aerial drone, iGuide, and video produced by Mike Turner in-house, at no cost to you.
That's a meaningful difference in per-deal economics — and a meaningful difference in how your listings present relative to the market.
